We offer weekly, mini-week, seasonal and year-round rentals.
Your rental agreement will be emailed to you immediately upon placing your reservation. Download, sign and mail all documents along with your deposit to: Bethany Area Realty, LLC, 778 Garfield Pkwy, Bethany Beach, DE 19930 within (5) five business days. If the deposit is not received within five business days, we reserve the right to cancel the reservation and return the rental deposit less the processing fee. A $60.00 (plus 1% of the rental fee) non-refundable processing fee is charged with every reservation. Please read your rental agreement for accuracy, sign, date and return along with your deposit within five days to confirm your reservation. Payment in full is due 6 weeks prior to check in. Mail balance payment to: Bethany Area Realty, 778 Garfield Parkway, B Bethany Beach, DE 19930. All rates are subject to tax and community fees. We also accept credit card payments which will include a small convenience fee.
A security deposit is required with all rentals. The security deposit will be returned within 30 days of check-out less any costs for repairs or excessive housekeeping charges if property is not left as required. Fees for unreturned parking passes and/or pool passes fobs will be deducted from your security deposit.
If you have questions about your rental, please call our office at 302-537-9700. Our Rental Associates will be happy to assist you. We are open 7 days a week, 9PM - 5PM (except holidays).
Check-in time is between 3:00 PM and 5:00 PM., unless stated differently in your rental agreement. SORRY, NO EARLY CHECK-INS so that we can leave sufficient time for the cleaning service to prepare the rental home properly for your vacation! If you will be arriving after 5 p.m., please call us to make arrangements for obtaining your keys after business hours. Our office closes promptly at 5:00 PM. In the event that rental guest does not notify us of delay/late arrival, Bethany Area Realty will not responsible.
Return the keys promptly at 10:00 AM to the our office, unless stated differently in your rental agreement. Guests are responsible for the property until all keys, pool tags/passes, fobs, and parking permits, etc. are returned and the property is vacated. Guest agrees to pay for excessive housekeeping and maintenance fee if property is not left in the following condition:
- Remove all food from refrigerator and all trash from property.
- Clean dishes and utensils and store them properly.
- Make beds.
- Leave furniture arranged properly.
- Check all drawers and closets for personal items.
- Close windows and lock the doors when leaving.
To reserve the same property and week for next year, simply complete the priority reservation form at time of check-out. Priority reservations are subject to availability and cannot be guaranteed.
All cancellations must be in writing. Cancellations or transfers to another property will be charged 15 percent (15%) of the gross rent if the property is re-rented for the full amount. If property is not re-rented for the full amount, the full rental deposit is forfeited. A non-refundable processing fee is charged on each reservation. If Guest has not checked-in within 24 hours of the arrival date, the reservation may be cancelled and all rental monies forfeited. Your reservation will be in effect upon receipt of your deposit and the cancellation policy will apply.
Linens, Cribs, Groceries, Supplies
Guests will need to bring bed linens, towels, paper products and soap, unless noted in your rental agreement. If you wish to rent linens, cribs, beach equipment, etc., or if you wish to have your groceries delivered, please contact Shore Easy at (877)613-3279 (website www.ShoreEasy.com.) Kitchens are equipped with dishes, flatware, glasses, pots and pans.
The number of assigned spaces varies by Property. Where required, it is the Guest’s responsibility to obtain parking permits and pool passes, a deposit may be required. Parking permit and pool fees vary. Some buildings cannot accommodate oversized vehicles and alternate parking is not provided. Bethany Area Realty is not responsible for illegally parked vehicles. Boat trailers, or any other type of trailers, are not permitted to park on city streets, community or in condominium parking lots.
Pets belonging to guests are prohibited on premises, unless specified in the rental agreement.
All of our properties are smoke-free.
Most pools are open from Memorial Day to Labor Day. The opening and closing of pools varies and is at the building or communities discretion. Pools are closed periodically for maintenance without notice. There is a $50 fee for any parking and/or pool passes that are not returned.
There is a fee of $100 for lockouts, payable when guest is admitted to property.
Fire Ordinance: Gas or BBQ grills are provided for single family homes and townhomes at the owners discretion. Rental guests are required to provide their own charcoal & gas for grills. Grills of any kind are not permitted in any multiple unit buildings, balconies or screened porches.
The property owners, whom we represent, have instructed us to rent to family groups only. Non-family, non-chaperoned, high school, or college groups are not permitted. In addition, the number of guests occupying the property shall not at any time exceed the maximum limit set. Identification of all occupants must be furnished upon request. Violation of any of these policies can result in denial of access to property, cancellation of the reservation, and/or immediate removal from the property without refund.
Bethany Area Realty, LLC (Agent) has an agency relationship with owners of properties in our rental program. The Agent has been hired and paid by owners for services rendered. In all negotiations regarding these properties, the Agent will be representing the best interest of the owner.
Each property is privately owned and reflects each owner’s personal tastes and requirements. If you have a specific need, please advise us prior to making your reservation, as we will be unable to make substitutions or refunds upon your arrival. Rates are set by the individual owners.
